A new urban quarter where the city's pulse meets breathing space.
A new urban quarter where the city's pulse meets breathing space.
Some people are drawn to the city for its energy, the rhythm, the movement, the sheer density of possibility. Others seek space, quiet, the chance to breathe. In a newly emerging neighborhood on the edge of Utrecht’s Merwede district, those two desires are no longer at odds.
Here, mornings begin not in a rush but at your own pace. Perhaps a walk through the park, a coffee on the sunlit square, or simply a slow start at home. The architecture reflects this softened rhythm. Buildings are clad in natural tones like moss green and mist grey, designed to blend into the tall trees and layered planting that runs through the area. Balconies are wide, windows generous. There is light, there is air, and always a view. At ground level, instead of trimmed hedges or pristine lawns, the landscaping feels deliberately untamed. There are herbs, pebbles, wild textures. The kind of green that grows with character, not control.

Welcome to CIX, a consciously designed enclave in the middle of the city. Shaped for people who want to live in tune with both urban life and the natural world. It offers the best of both. You can look out over rooftops and treetops, sip wine on your terrace and feel the ground beneath your feet. This is where city and stillness meet in quiet conversation.
A place with a clear pulse
CIX is the most vibrant part of Merwede, a small city within the city made up of different blocks in distinct architectural styles. There is City with its bold urban scale, Theatre with a more intimate and creative atmosphere, and the Depot, an inspiring hub for creative entrepreneurs, hospitality, and events. It is a place where ideas are welcomed and where meeting others feels natural.
At the centre is Bierbrouwersplein, the social heart of CIX. Around the square you will find coffee spots, wine bars, local shops, creative workspaces, a cultural venue, a gym, and a food hall filled with seasonal produce from the region. And the best part is that everything is within walking distance.
Balanced living
Whether you live alone or with others, whether you are buying or renting, just starting out or entering a new phase, CIX offers space that matches your lifestyle. From compact city apartments to generous townhouses, the neighborhood includes a mix of affordable homes to buy, mid-range rentals and private sector rental options. Every home has a view of greenery, the square or the city, and is always just a few steps from the park.
Urban energy without the noise
CIX is part of Merwede, the largest car-free district in the Netherlands. No traffic at your doorstep. Just birdsong, fresh air, and safe streets for children. Built with sustainability in mind, the neighborhood prioritizes biodiversity, water management, and energy-efficient living.
CIX is ideally located. Right by the park, near the water, and less than ten minutes by bike from Utrecht Central. Still, it feels like a world of its own. A quiet pocket where you can retreat and recharge. A place that feels like home. Where you greet your neighbors by name. Where your calendar breathes. No FOMO. Just space.
Ready for a new kind of city life? At CIX you don’t live side by side. You live together. In your own rhythm, part of something that moves and grows and, simply, makes sense.
Biodiverse and nature-inclusive

Biodiverse and nature-inclusive
Heard of Merwede’s own Big Five? Here they are: the butterfly, the hedgehog, the songbird, the bat and the swallow. These species set the tone for how the courtyards and green corridors around Cix have been designed. Planting schemes were chosen with them in mind, offering food, shelter and places to nest. Across the neighbourhood, nature is woven into the architecture, with bird boxes and habitats tucked in at different heights and orientations. Even bats have dedicated winter and maternity shelters, giving them safe havens all year round. The idea is simple: to make biodiversity an everyday part of city life.
The Merwede biotope takes shape as a green valley within the urban fabric. Solid façades rise like vertical cliffs, creating new habitats for birds and bats. Rainwater is captured and returned to the landscape, enriching the ecosystem while reducing waste. What emerges is a living environment where city and nature reinforce one another, and where you notice the seasons and wildlife moving all around you.
