Would you like to know more about the registration process for Phase 1 of Cix Merwede? Here you’ll find all the practical information, from the start date to the registration steps. This way, you’ll know exactly how to prepare to make your favorite home your own.
The sale of the first 40 apartments starts on 12 November at 12:00. From that date, the interactive home finder will be available. There you can explore each property number with the first impressions, floor plans, prices, living areas, and sun orientation.
Registration is easy and can be done online through your personal account from Wednesday, November 12 to Monday, November 24, 2025 12:00 h. Don’t have an account yet? Then create one via the housing search on the Cix Merwede website. Through the registration form, you can indicate which plot number is your preferred choice.
From the start of the sale on Wednesday, November 12, you have 12 days to register. You can register until November 24 at 12:00 PM. Make sure to complete your registration before that time so that you are included in the first allocation round.
No, it’s not mandatory. However, having a positive financial check increases your chances of being allocated a home. You can request one from an advisor at Rabobank, Hypotheeknet or Finagarant, or through your own financial advisor.
You can register for the home of your choice from Wednesday, November 12 at 12:00 PM until Monday, November 24 at 12:00 PM. After the registration period, the homes will be allocated. If you are allocated a home, one of the real estate agents will invite you for a sales meeting. After that, you have one week to reserve the home. If you decide to buy, the purchase and construction contracts will be drawn up, which you will sign approximately one week later.
The purchase prices are fixed; bidding is not possible.
"Vrij op naam” (v.o.n.) means that the purchase price includes 21% VAT and the notary fees for the transfer. This means you do not pay any additional costs for the transfer at the notary. However, the costs for executing the mortgage deed are your own responsibility.
During the allocation, the candidates’ first choice is considered first. If multiple people are interested in the same home, the financial check comes into play. If there are still multiple equivalent registrations, a lottery will be held.
No, the order of registration is not decisive. Candidates who submit a timely and signed financial check are given priority during the allocation.
Then you will automatically become a backup candidate for the home(s) of your choice.

Curious what the phase 1 apartments at Cix Merwede will look like and what to expect at completion? Below you’ll find answers to the most common questions, giving you a clear overview of the homes, facilities, and timeline.
Phase 1 consists of 40 apartments across two buildings:
- Block F: 18 apartments, approx. 48 m² to 110 m², each with a private outdoor space.
- Block H: 22 apartments, approx. 47 m² to 55 m², most with a loggia or balcony. More details will be available in the home finder from October 3
The apartments are finished with attention to quality and convenience:
- Walls: ready for wallpaper; bathroom and toilet tiled.
- Ceilings: white spray finish.
- Floors: finished with a screed layer.
- Bathroom & toilet: fully tiled with Mosa ceramic tiles; sanitary fittings (washbasin, shower, wall-hung toilet) included. In most apartments, toilets are partly tiled; in Block A from the 10th floor upwards, fully tiled.
- Heating & cooling: underfloor heating and passive cooling via a collective thermal energy storage system (WKO).
- Solar panels: installed on all buildings, providing energy for shared facilities such as lighting and elevators
The floor-to-ceiling height is 2.60 meters.
Yes. Each apartment has a private indoor storage room, and there are also shared, lockable bicycle storage areas.
Yes. All apartments in Block F have a private outdoor area. Most apartments in Block H feature a balcony or loggia. In addition, there are communal courtyards — green meeting areas that are semi-public during the day and exclusively accessible to residents in the evening.
Some apartments include a private parking space. Other residents can park in the nearby garages along the Europalaan through a subscription system.
Yes, the apartments in both building F and building H are accessible by elevator. The elevator for the apartments in building F is located in building G.
Cix Merwede is built entirely on freehold land.
Merwede is a low-traffic, easily accessible neighborhood. For detailed information on mobility and accessibility, please consult the mobility brochure.
Construction started in October 2025. Completion is scheduled for Q4 2028.
Yes. For homes below the NHG threshold, there is an owner-occupancy requirement for up to five years after completion, along with a corresponding anti-speculation clause.

A mortgage advisor can tell you exactly how much you can borrow based on your personal situation. Advisors from Rabobank, Hypotheeknet, and Finagarant are familiar with Cix Merwede and are happy to assist you.
A financial check is a statement from a certified mortgage advisor confirming that you can afford the home(s) of your choice.
Applicants with a positive financial check are given priority in the allocation process.
You can do this through your own advisor or through one of the sales partners such as Rabobank, Hypotheeknet, or Finagarant.
Yes. For new-build properties, you pay in installments from a construction account. Mortgage repayments and interest start after completion. Interest is charged on the amounts already paid during construction, these arrangements are discussed during the sales process.
Yes. Because the apartments are energy-efficient (energy label A++(+)), you may be eligible for a higher loan amount. Lower energy costs mean more financial flexibility. Ask your advisor about the possibilities.
Yes, that’s often possible. Discuss the options with your mortgage advisor.
If, after the meeting with the real estate agent, you decide to purchase the apartment, the purchase and construction contracts will be drawn up and presented for signing. After signing, you have two months to arrange your financing.
If you can’t secure financing within two months, the purchase can be canceled — provided you submit an official rejection letter from your bank or financial institution.
Yes, after signing the contract, you legally have a reflection period of one calendar week.
The purchase/construction agreement is a notarial contract that, on one hand, establishes the sale between the buyer and the developer for the purchase of the apartment right (the purchase agreement) concerning the land and the building in the state it is in at the time of delivery. Additionally, the construction agreement sets out the arrangements between the buyer and the contractor regarding the construction or completion of the building.
The transfer at the notary takes place as soon as your mortgage is finalized and no more suspensive conditions apply.
It is not possible to view the project, as the apartments are still under construction.
Your home is being built with a Woningborg guarantee. This is reassuring, as the guarantee certificate ensures you are covered for several important matters. The project is included in the Woningborg guarantee and warranty scheme, which means you are protected for the completion of your home, even if something happens to the builder. After signing the purchase or construction agreement, you will receive the Woningborg guarantee certificate as proof of this protection. This way, you can be confident that your investment in your new home is well safeguarded.
